Fire Advisory
How can I be assured that my property is Compliant?
Queensland Fire Safety Legislation
Queensland currently has the following: Acts, Regulations, Building Codes, and relevant Australian
Standards and combined they assist in maintaining Fire Safety.
- Fire & Emergency Services Act 1990
- Building Fire Safety Regulations 2008
- Workplace Health & Safety Act and Regulations 2011
- National Construction Code 2019
- Relevant Australian Standards
Compliance and Obligations
If you are an owner of, or a business or person occupying a building in Queensland, you have a legal
obligation to ensure the safety of any person in that building in the event of a fire or hazardous
material emergency’. This information is noted in the Fire and Emergency Services Act 1990 and the
Building Fire Safety Regulation 2008.
Fire Safety Advisory Services
Fire Safety Advisors give advice to owners/occupants of buildings so that they are familiar with all
aspects of building fire safety. The key component of Fire Safety Advisory is to provide advice to the
owner/occupier to ensure appropriate emergency planning and execution of that planning is set into
the building’s evacuation processes.
Over and above the Routine Maintenance of Fire Safety Installations there are further legal
requirements in Queensland that need to be addressed to ensure that your property is fully compliant.
Relevant Occupier compliance will vary based on: Classification of building, Single Occupier (whole of
land lease) and or Multi Tenanted buildings (Primary and Secondary occupiers).
These requirements include:
- Emergency response plans & procedures & co-ordinate these across all secondary occupiers.
- Evacuation diagrams & co-ordinate these across all secondary occupiers.
- First Response instruction for staff at defined intervals.
- Evacuation Training for nominated person/s from each tenancy to act as wardens.
- Evacuation practice on an annual basis.
- Appoint a Fire Safety Advisor for relevant high occupancy buildings.
Failure to address the above requirements can leave owner/occupiers and or Building Managers very
exposed to both the risk of fire and the cost of large fines and potential liability due to non-compliant
and/or non-conforming systems. Safety is our number one priority therefore we offer our advisory
services to ensure your property is not at risk.
